Who Qualifies as a First-Time Homebuyer?

In Ontario, you’re generally considered a first-time buyer if you’ve never owned a home before, or if you haven’t owned one in the past four years. This matters because first-time buyer status can unlock important rebates and incentive programs that help reduce upfront costs.

Getting Your Finances in Order

Before you start browsing listings, it’s important to understand your financial position. Lenders typically look for a strong credit score (often 680+), steady income, and manageable debt.

Minimum down payment requirements in Canada are:

  • $500,000 or less = 5% of the purchase price
  • $500,000 to $1.5 million = 5% of the first $500,000 10% of the portion of the purchase price above $500,000
  • $1.5 million = 20% of the purchase price
  • It’s also important to plan for closing costs, which usually range from 1.5% to 4% of the purchase price. These can include land transfer tax, legal fees, inspections, and adjustments.

There are several programs designed to help first-time buyers get into the market:

  • Land Transfer Tax Rebates: Up to $4,000 in Ontario, with an additional rebate available for Toronto buyers
  • RRSP Home Buyers’ Plan: Withdraw up to $35,000 per person from your RRSP, tax-free, for a down payment
  • First Home Savings Account (FHSA): A powerful tool that allows tax-deductible contributions and tax-free withdrawals for your first home
